For landowners
How Selling Your Land Works
A straightforward process from first call to closing, built around how land actually sells in Tulsa, Wagoner and Creek counties.
Six steps from first call to closing
- 1
Tell us about the property
Fill out the short form or call us. Your name, phone, the property address or parcel number, and the county are enough to start. A legal description, if you have one, helps us find the exact parcel.
- 2
We research the parcel
We pull the county records and look at zoning, road frontage and access, available utilities, flood zone, terrain, and what comparable land nearby has sold for.
- 3
We talk through price and goals
We share what we found, suggest a realistic asking price, and ask what matters most to you: top dollar, a quick sale, keeping your mineral rights, or something else.
- 4
We put your land in front of buyers
Your property goes to buyers who are looking for land like yours: builders, developers, investors, neighbors, and families who want acreage. We handle their questions and showings.
- 5
You review offers
We walk through each offer with you: price, terms, contingencies such as a survey or perc test, and the closing date. You decide which one, if any, to accept.
- 6
Closing at a title company
Once a contract is signed, a title company searches the title, prepares the deed and closing documents, and pays you at closing. We stay involved until it's done.
What helps land sell faster
Buyers of land do their homework. The more of it you've done for them, the smoother the sale. These help:
- Legal road access. Land without frontage on a public road, or a recorded easement to one, is much harder to sell.
- Knowing what utilities reach the property: electric, city water or a rural water district, sewer, or whether it will need a septic system.
- A recent survey, especially for acreage or where the boundary lines are unclear.
- Knowing your flood zone status from the FEMA flood maps.
- Knowing whether you own the mineral rights and whether you plan to keep them.
- Clear title. For inherited land, make sure the title has passed to you before you're ready to close.
Don't have all of this? That's normal, and it's part of what we help with.
